A rambling farmhouse offers the traditional comforts of home, on the outskirts of Barkby, north Leicestershire.

Brooklands Farmhouse guarantees a warm welcome in a village that is close to every amenity and major road links.

Period beams, roaring fires and a landscaped garden set the scene, with rangy accommodation over three floors, including three reception rooms and five bedrooms, allowing a family plenty of personal space.

Built in 1837, in a late Georgian style, the house is double fronted with deep windows and a walled front garden.

The terracotta-tiled central entrance hall leads to an elegant lounge with ceiling beams. The Stovax multi-fuel burner set into an exposed brick chimney breast really kicks out the heat on cold winter nights. When summer comes, the double-glazed French doors provide a sunny exit to the patio.

The second sitting room is a cosy space with a stripped pine floor and built-in bookshelves and the further bonus of a multi-fuel burning stove.

In the formal dining room, also with stripped pine flooring, a third multi-fuel burner, set into an exposed brick fireplace also provides inviting warmth.

The breakfast kitchen is fitted in farmhouse style, with terracotta flooring, rustic pine cupboards, including a built-in larder, plate rack and hardwood worktops. A central island creates handy preparation space, with wine rack and storage.

Wholesome home cooking can be made with the Neff stainless steel integral oven, combination microwave and four-ring gas hob and there's plumbing for an automatic dishwasher.

In the utility room is a Belfast sink with hardwood worktop and further storage and plumbing for a washing machine. There's also a ground floor shower room with walk-in Mira shower cubicle.

Three bedrooms on the first floor present a homely mix of stripped flooring and original fireplaces.

There's a washbasin in one, while the recently refitted bathroom with limestone wall tiling features a period style roll-top, claw-foot bath and separate shower cubicle.

On the second floor, the two further bedrooms could provide a living suite for any teenagers in the household, or home office or further sitting room, with lovely views over the rolling north Leicestershire countryside.
